·      Traditionally, condo ownership means each homeowner owns the airspace within their unit boundary and a portion of the common area.  Typically that means you do not own the structure itself, but everything within the walls.

·      A shoebox condo extends the unit boundaries outside of the physical structure by a predetermined measurement.  This allows the structure to remain inside the unit boundary and thus is owned by the homeowner and not the condo association. Essentially you own your own structure.

·      At Park Terrace, the airspace owned is not bound by the interior walls of your home, but by a “shoebox” boundary extending 2.5’ outward of the perimeter foundation footprint, downward 6’ below the finished floor, upward 38’ above the finished floor, and an equidistant between the party wall of adjoining units. Each home at Park Terrace was built as a structurally independent townhome.
