Cascade Sotheby’s International Realty announces new lending partner, Academy Mortgage

Portland, Oregon (January 31, 2018) – Cascade Sotheby’s International Realty announces a new partnership with Academy Mortgage to provide lending services to brokerage clientele. Academy is Oregon’s fastest growing mortgage company according to 2017 CoreLogic Data. Academy lenders will have a presence in all Cascade Sotheby’s offices in Oregon and SW Washington to better serve homebuyers with leading mortgage options.
“Academy Mortgage’s presence in the Pacific Northwest and reputation for A+ service and products align perfectly with the Cascade Sotheby’s brand,” says Michael Kosmin, chief operation officer, Cascade Sotheby’s International Realty. “Academy is one of the top independently owned purchase lenders in the U.S.-they close home loans quickly and efficiently while making our clients feel comfortable every step of the way.  Their affiliation with Cascade Sotheby’s will be a huge asset to our clients.”
According to Academy Mortgage, unlike banks and mortgage lenders that consolidate operations and service offsite, Academy has the distinct advantage of being a direct lender, which means all loan processing, underwriting, closings, and funding are handled at local branch offices. Branch offices – and now lending representatives at Cascade Sotheby’s offices – have the tools and resources in-house to expedite these processes, resulting in a proven track record of closing loans as quickly and efficiently as possible.
“We are honored and privileged to partner with this great company and these amazing industry leaders – the partnership provides a unique synergy as both companies have experienced a tremendous amount of growth and momentum in the Oregon and SW Washington market,” says Patrick Welberg, Pacific Northwest Regional Manager of Academy Mortgage. “Cascade Sotheby’s also shares our commitment to giving back to the local communities in which we do business-we are looking forward to partnering with this excellent brokerage on community services initiatives as well.”
Cascade Sotheby’s International Realty franchise owner and CEO, Deb Tebbs, was the first on the West Coast to secure a Sotheby’s International Realty franchise to launch in Central Oregon in 2006. In 2015, she was awarded the franchise for Cascade Sotheby’s International Realty brokerages in Portland, Lake Oswego, SW Washington and the Oregon Coast. Portland is the last metro market in the nation for a Sotheby’s International Realty real estate presence.

ClearPine: Planned Community in Sisters, Oregon

Located on a former timber mill site in Sisters, the ClearPine development represents a new chapter for the Central Oregon town. The name pays homage to the “clear” (meaning knot free) Ponderosa pines milled on site for nearly fifty years, until the mill was shuttered in the 1960s. Originally zoned as industrial property, the site remained vacant for several decades before ground broke on the community now known as ClearPine.
Here, development manager and Central Oregon resident Peter Hall discusses why the time is right for Sisters to join the nationwide trend of planned communities and how Sisters will put its stamp on the project.
What draws people to Sisters versus other Central Oregon locales?
Sisters is located twenty-two miles northwest of Bend. While Bend is a recreational boom town, Sisters offers a completely different experience in a community-minded atmosphere. Artists and musicians are attracted to Sisters for its nationally known events, such as the Sisters Folk Festival and Sisters Outdoor Quilt Show. Many of Sisters’ 2,500 residents relate on a “first name” basis— expect to see friends and neighbors as you walk the streets of Sisters.
Why do you believe planned housing communities are trending with buyers?
Planned housing communities are highly sought after for their locations and amenities. ClearPine offers small, energy efficient, upscale homes in a semi-urban environment and further intrigues buyers with a strong sense of community, a variety of design options and hundreds of square miles of national forest land on its western border.
In what ways is this project a departure from Sisters’ past residential planning?
Because of professional urban planning, ClearPine has a fresh, custom appearance unlike that of a typical “tract” neighborhood. There is an identifiable balance between open space and housing, as detailed in the master plan. Stringent exterior design guidelines and tree removal standards ensure the neighborhood has a consistent, established feel as each phase is developed, which is key to long-term value preservation in ClearPine.
Architecture design options include American Foursquare, Mid-Century Modern, Craftsman and Prairie. Could you tell us a bit about why these design aesthetics are complementary?
In addition to an “open” category of architecture, in which the architect may present an innovative architectural style, these four traditional styles provide long- lasting beauty and variety to the residents of ClearPine and are instantly familiar to new residents looking to establish their homes in the neighborhood. In the summer of 2016, ClearPine was awarded the 2016 COBA Tour of Homes “Best in Show” and “Best Architectural Design” awards for a Prairie-style home located on Forest Edge Drive.
ClearPine currently offers a mix of home and cottage floor plans, with townhomes coming in a later phase. What are the highlights of each property type and what is the rollout schedule for the five phases of property development?
While primarily a single-family home community, eventually some 30 percent of ClearPine’s year-round and part-time residents will live in smaller townhomes and cottages. The big push in 2017 is to introduce the ClearPine Cottages to the market. The first of nine “modern farmhouse” cottages will be featured on the 2017 COBA Tour of Homes. The two-level plan includes 1,214 square feet, mountain views, and is set adjacent to a common green space featuring a community garden area and fire pit, built for the exclusive use of cottage residents. A 1.2-acre park will be built within the central part of ClearPine in Phase 3, slated to open in 2018. Planned amenities include bocce ball or pickleball courts, plus a covered barbeque and picnic area. Phases 4 and 5 are planned to follow in the coming years.
How else is ClearPine incorporating the region’s natural elements?
To assist in the enhancement of local stream ecosystems, ClearPine is a significant donor of “whole” trees (includes the root ball), to local watershed improvement projects. As trees are removed to create new streets, they are transported and strategically placed to enhance spawning habitat for trout, salmon and steelhead under a comprehensive enhancement plan managed by the Upper Deschutes Watershed Council and other entities. ClearPine also has a Mountain Bluebird nesting club. Thoroughly action packed!

Green Space

Designing a Legacy: Stunning Ranch in Central Oregon is Crafted for the Ages

The hallmarks of a happy family retreat can all be found at the R&B Ranch outside Sisters, Oregon. Think summer days spent lazing on the dock, relaxing sunsets with a glass of wine on the patio, and miles of fragrant pasture and forest trails explored on horseback. Such High Desert pastimes were designed into the fabric of the ranch, thanks to the vision of Rick and Barbara Morrow and their architect, Juan Carlos Ochoa.
Priority number one was to create a destination where the Morrows’ large family and many friends could visit together with ease. “They were really thinking in terms of a family compound,” Ochoa said of his design brief. The stunning result, completed in 2011, includes an impressive 14,666-square-foot main home, plus separate guest and manager houses, as well as high-end facilities to accommodate the family’s love of horses.
sisters oregon ranch
The ranch’s 507 acres came with a local history. In 1885, Alfred Cobb and his wife built their homestead there, sixteen years before the nearby town of Sisters was plated. The Cobbs became known throughout the area for their hospitality, as she conducted a way station for travelers and he operated a blacksmith shop for wagon repair and farrier business. That spirit of companionship with people and horses alike would endure when the Morrows started designing the R&B with Ochoa in 2006.
Ochoa hasn’t forgotten the first time he saw the historic property. “It was just raw land. Nothing but scrub and a lot of pine trees,” he said, recalling that he was so impressed with the landscape—and its views of mountain peaks—that it was overwhelming at first.
“You go to the site and you don’t know where to look with such a vast space,” recalled Ochoa. To address this, he anchored the main home in the setting by making it an elegant, elongated C-shape that backs up to a sizeable pond. That way, most rooms embrace layered views, beginning with the water in the foreground and ending with mountains in the distance.
sisters oregon ranch view
This framing starts at the front entry. Once over the threshold, the great room’s expansive windows work in tandem with the exterior roof eaves to frame stunning peaks. “The Sisters mountains were the main focus,” said Ochoa. “In the house, some of the rooms are actually slightly tilted, because the idea was to capture the views as much as we could.”
With the vistas appropriately featured, Ochoa arranged the rest of the home’s layout to allow family members to cohabitate with ease. Thus, the main home includes eight bedrooms and eight-and-a-half baths allotted along its axis, as well as a cook’s kitchen, butler’s pantry, separate wine storage and formal dining room for communal meals.

As such, wide-plank wood floors complement textured plaster walls and stone clad fireplaces. The pattern and coloration of the stone, called Montana Moss, echoes the surrounding landscape, while also acting as a striking focal point on its own. “The shape of the building and the finishes were mainly driven by what we saw in the area.”
Since shared family recreation was paramount to the overall design, Ochoa incorporated multiple spaces on the property to bring family together. In the main home, an in-house movie theater is complete with comfortable seating, a large screen and balconies.
sisters oregon home theater room
A separate recreation barn hosts a half basketball court, game station and pool table. For the horse-loving household, there are top-notch facilities. “The arena was designed so that the grandkids could practice their horse-riding skills,” said Ochoa. Indoor and outdoor arenas are complemented by a quarter–mile racetrack with bleachers, plus miles of trails.

Ochoa’s attention to detail throughout the design process knitted the large property together as a cohesive unit. One such thoughtful detail is the incorporation of timber beams in the main house and their repetition in the truss work spanning the ceiling in the indoor riding arena.
All in all, such thoughtful design decisions make the R&B Ranch an ode to the legacy of family. “From the theater to the rec room, [the Morrows] were always thinking about the grandkids and how they would be using the space,” said Ochoa. “Everything was really just family-oriented.”
