Cascade Sotheby’s International Realty Signs Top Luxury Broker Matthew Tercek

LAKE OSWEGO, OR – Cascade Sotheby’s International Realty continues to grow its presence in the high-end luxury home market with new premier brokers signing on under the internationally-renowned Sotheby’s brand. Already in 2018, the brokerage has welcomed 47 new agents in Oregon representing $401.4 million in closed revenue.
Now, Cascade Sotheby’s welcomes one of Portland metro’s premier luxury and new construction real estate experts and top producers, Matthew Tercek. Tercek, who leaves another prestigious luxury real estate company in Lake Oswego to join the Cascade Sotheby’s team, produced more than $30 million in closed sales in the last 12 months and brings many of his illustrious listings with him. Click on the photos below to view more information.

“I made the move to Cascade Sotheby’s to better serve my clients—the internationally-recognized Sotheby’s brand has the established presence and prestige in markets that are now looking to relocate in the Pacific Northwest,” says Tercek, who sees a significant influx of prospective buyers from the Bay Area, Seattle and Asia looking in Oregon and recognizes the power of the network. “The implementation of digital services has always been an important aspect of my business. Being able to leverage the innovative marketing tools, technology and team that Cascade Sotheby’s offers brokers will result in a better client experience from start to finish.”

According to a recent report by the real estate professional’s resource Keeping Current Matters, a trend that has been emerging for some time now is the contrast between inventory and demand in the premium and luxury home market versus the starter and trade-up home market, and what that in turn is doing to prices: inventory continues to rise in the luxury home market which is causing prices to cool.

One of Cascade Sotheby’s principal managing brokers in the Lake Oswego office Michael Babbitt points out that as the premium and luxury home market is turning into more of a buyers’ market, there is all the more reason sellers need brokers expert in selling higher end homes. In fact, of special note, the average price point for Cascade Sotheby’s agents is 33% higher than other agents in the Portland and SW Washington market.

“Cascade Sotheby’s is honored to sign such premier agents like Mathew—he’s a proven expert in the luxury home and new construction categories and we welcome him to the team,” said Deb Tebbs, CEO and franchise owner, Cascade Sotheby’s International Realty. “Signing so many new brokers already this year is an incredible testament to the reputation of our team, the power of the Sotheby’s brand, a world class network, and global reach to larger markets.”
Kitchen Island
Cascade Sotheby’s, which has expanded throughout the Oregon and SW Washington real estate market, reported $1.3 billion in total transaction volume in 2017, representing $32 million in company revenue and a 325% increase in sales growth in the last two years. With 300+ brokers and 10 strategic office locations in Oregon and SW Washington, Cascade Sotheby’s is rated in the top 25 among Sotheby’s affiliates.
“Our brokers offer a white glove experience to all clients regardless of the price of their home and anticipate the clients’ needs to deliver some of the best service in the market—that’s the hallmark of our success,” says Tebbs.

Cascade Sotheby’s – Featured Broker at NW Parade of Homes to Showcase Work of Top Area Builders

CAMAS, WA – Excitement is building, as we draw close to the launch of the 2018 NW Natural Parade of Homes. The 41st anniversary of the event, organized by the Building Industry Association of Clark County (BIA), is happening over three weeks in September (7-23) and will be staged at Parklands at Camas Meadows. The NW Natural Parade of Homes showcases innovative home designs, fully furnished and beautifully landscaped, offering the finest in architecture, materials, heating and appliances. For the first time, SW Washington’s premier home show will be headlining 10 homes over $1M.
Parklands Golf Course
Cascade Sotheby’s International Realty is honored to be the featured brokerage in presenting truly exceptional examples of custom home construction from some of the most exceptional local builders.
“The Parklands was selected, in-part, for its location, lot sizes, marketability and subdivision layout being conducive to hosting a show,” said BIA Executive Director, Avaly Scarpelli. The luxury gated community was developed by Kevin DeFord and Aaron Barr, featuring 41 lots ranging in size from 15,000 to 18,500 square feet, according to DeFord. The mixed-use development also includes five commercial buildings, called The Archery, with a total of 90,000 square feet of space, and 24 living units on the top floor of one of the buildings. DeFord, a Camas resident, is president and founder of Nex Generation LLC, a real estate development and acquisitions company. He is excited about the opportunity to showcase the residential portion of development.
Parklands Site Map
“The site sold itself,” DeFord said. “It will have easy access and plenty of parking, it’s not a constrained site. There are a lot of easy positives that go along with that. From any developer’s point of view [being part of the Parade of Homes] is an asset and something that adds value to the neighborhood. The Parade and the vision that goes with that is a great blessing to have as part of our development.”
Toward the center of the development there are nine acres of open space, which allowed the majority of the houses to be located either along the golf course or green space. There are also walking trails within the development that connect to the Heritage Trail on the south side of Lacamas Lake. Each house’s design is extremely unique, reflecting the styles of all of the builders associated with this project. “What we didn’t want to do is sell all the lots to one builder, and have five floor plans that come in as part of the neighborhood,” he said. “Every home in here is custom designed and built. We think that will make it a truly unique neighborhood that fits Camas, as well as the community.”
According to DeFord, the development was master planned to take advantage of the small-town atmosphere that already exists in other parts of the city. “We think it really fits together well with the surrounding pieces and uses that are already there,” he said. “With all of the other development that is going on around us, I view this as a satellite east downtown Camas. With the amenities we’ve established, once these rooftops start going in, you are going to see people gathering there on Saturday morning for coffee, shopping and walking the trails and bicycling.”
SW Washington’s premier gated/golf course development has been carefully and intentionally designed to meet the needs of homeowners looking for the ideal site to build their custom dream home. This highly-sought after location is truly unique and offers the best of luxury living in one of the fastest-growing population centers on the West Coast. Cascade Sotheby's Lists Home Featured in "Pop Classic" Twilight Saga

ST. HELENS, OR – The Pacific Northwest has seen its fair share of media exposure over the past few years, as affordable production costs and ethereal environments have provided backdrops and sets that help bring scripts to life. From the original television series Portlandia, to a laundry list of cinema classics such as Animal House, One Flew Over the Cuckoo’s Nest, The Goonies and Stand by Me, and more recently the movie Wild, starring Oscar Winner Reese Witherspoon, Oregon has often been featured in the starring role, due to its diverse landscapes, and most importantly its proximity to Hollywood.

Enter Cascade Sotheby’s International Realty, who have just listed the charming home prominently featured in the Twilight movies and affectionately known by fans as “Bella’s House.” The Twilight Saga is a series of five romance fantasy films from Summit Entertainment based on the four novels by American author, Stephenie Meyer. The films star Kristen Stewart, Robert Pattinson and Taylor Lautner. The series has grossed over $3.3 billion in worldwide receipts. The first installment, Twilight, was released on November 21, 2008.  The second installment, New Moon, followed on November 20, 2009, breaking box office records as the biggest midnight screening and opening day in history, grossing an estimated $72.7 million.  The third installment, Eclipse, was released on June 30, 2010, and was the first Twilight film to be released in IMAX.

The series was in development since 2004 at Paramount Pictures, during which time a screen adaptation of Twilight that differed significantly from the novel was written. Three years later, Summit Entertainment acquired the rights to the film. After Twilight grossed $35.7 million on its opening day,  Summit Entertainment announced they would begin production on New Moon; they had acquired the rights to the remaining novels earlier that same month.  A two-part adaptation of Breaking Dawn began shooting in November 2010 with release dates of November 18, 2011, and November 16, 2012, respectively.

The current owners of “Bella’s House” share some of their memories of what it was like to play a “role” in the Twilight Saga.
2002 – “I got a call from a friend telling me about this house in St. Helens that was about to be listed. I drove out and made the corner onto 6th street. Going up the small hill past the no outlet sign the house rose up majestically and I said out loud ‘Wow! This place could be used in a movie.’ ”
2007 – “While sitting down with a bowl of chicken soup for dinner there was a knock on the door. The man at the door said he was a location scout for a movie company. He said the director really liked the house and was wondering if he could shoot some photos of it. After that I had many visits from the production staff.”

“As the film was to shoot both inside and outside of the house, I met the production designer before filming. He said that he loved the fact that the house had its original windows and doors and that it hadn’t had all of its character remodeled out of it. They painted most of the inside of the house and told me after they finished filming, they would restore it to my colors or they’d paint it any color I’d like or I could keep their paint job. The designer said if I kept their colors, I could stand in one corner of any spot of the house the room might be blue, the hallway would be yellow and the next room would be green, and all three room colors would compliment each other. The yellow would be the color at the center of the house that would tie it all together. It’s really amazing how beautiful the paint colors are in the house. If you ever have the chance to have your room colors picked by a production designer, you won’t be sorry. They had every door in the house dipped to remove 80 years of enamel paint and did a hand rubbed oil finish on them.”

“I’ve kept the house as it was from the movie. The choices the filmmakers really made the house shine. Production was done and the film was about to be released. I sat down to watch the television and a trailer for Twilight came on the screen. To see a picture of the very house you’re sitting, in followed by an image of the very room you’re in, is a sensation that very few will ever know.”

“When we first saw the movie, we watched it in the Columbia Theater in St. Helens. The town was used as a stand-in for the town of Port Angeles. There is a close-up shot of Bella standing in the kitchen right in front of a small square cabinet left of the fridge. My wife leaned over and said, ‘Hey! I know what’s in the cupboard.’ I myself, always think of the scene where Charlie meets Edward for the first time. He’s cleaning a gun at my dining room table, in my dining room, sitting on one of my chairs. That is really a crazy thing to see on a big screen.”

Want to live in a movie house in St. Helens, Oregon? You’re going to love all of the charming details including the leaded glass dining room china cabinets, and hardwood floors throughout this wonderful home. Contact Principal Broker, Andrew Ferranti for a tour. View the full listing.

Cascade Sotheby’s International Realty Lists Ultimate Pacific NW Dream Home

PORTLAND, OR – Sometimes location, location, location is only part of a larger premiere luxury experience that is sure to entice even the most discriminating buyer. When asked about her first impression of the property, Park replied: “I was so impressed by the attention to detail in the home building process, down to the exotic woods and stories the owners told of how they themselves wet each board to mold it into place. It means so much as I love every aspect of the building process. I grew up in a home that my father built from the ground up. I understand the blood, sweat and tears that go into a project in order to make a dream home a reality,” she said.

This three bedroom, five bath country compound includes a two-story master suite featuring a wet-bar on the second floor and a built-in hot tub. The main residence includes a lower level theater, wine cellar, great room and three flex rooms with high-end media and appliances that can all be tailored to a new homeowners’ tastes.

As to how this home is consistent with Cascade Sotheby’s level of real estate excellence, Park said “It correlates exactly with the type of listing Sotheby’s proudly presents across the globe. It also speaks to the fact that, a lifestyle is not a price point: it is the experience. The placement of the home nestled in a country setting on the golf course is easily accessible to the mountains for winter fun as well as our beautiful coastline. It is truly a unique estate that commands attention.”

Veronica Park is no stranger to real estate. She grew up on home building sites with her father, who was a local Lake Oswego (Oregon) builder in the early 80s. It wasn’t long before she became a Broker and began helping local families of all walks and budgets with the American dream of home ownership. The same is true today. Park is completely invested in helping people with widely varying financial resources find their first home or upgrade to homes with vast possibilities. A true country girl at heart, she is very experienced in the nuances and variables that accompany the sale of estate acreage, vineyards and equestrian facilities. Real Estate and Equestrian Passions Support At-Risk Youth

LAKE OSWEGO, OR – Riding horses since only 7-years old, Laura Piccard, a broker with Cascade Sotheby’s International Realty, Lake Oswego, realizes how fortunate she has been to be able to combine her two greatest passions – horses and real estate. Inheriting her mother’s love of riding, Laura claims that it’s in her blood. Taking care of the horses and cleaning stalls fueled her appetite to ride, as she began competing at an early age. Now, as an adult, Laura maintains an affinity for equestrian activities and any opportunity to ride. An avid equestrian and a horse owner, she is a frequent competitor in hunter jumper horse shows across the Northwest.

Laura has lived and worked in Brussels, Belgium before entering real estate. Having experienced another culture, she has developed a network of relationships with international clients, enabling her to better serve their particular needs and understand that there are unique lifestyle attributes that they might find appealing in the Portland area. With over 10 years of industry credibility, Laura’s exceptional talents in navigating property transactions highlight her invaluable advice, guidance and care to her clients in all stages of their process. Being associated with an iconic luxury brand is what initially drew Laura’s interest in working with Cascade Sotheby’s, but it was also the fact that they were differentiated by their reputation for a high-level of customer service. It’s not just about price point, it’s the story that you’re delivering to the buyer. Laura’s equestrian background has made her an authority on horse properties. Her current listing at 33207 SE 6th St., Mt. Laurel/Washougal, WA, perfectly illustrates the type of residence she relates to. View the property video.

The Oregon High Desert Classics (OHDC) is held in sunny Bend, Oregon on the beautiful 40-acre J Bar J Youth Services Ranch. The two-week hunter/jumper competition showcases top riders from the Western United States and Canada and includes junior athletes and Olympic competitors. With snow-capped mountain views and grass arenas, this show is sure to inspire. The show offers an array of amenities such as six arenas, six schooling/lunging rings, on-site barns for up to 600 horses and great dining and shopping just six miles away in Downtown Bend. Over $150,000 in prize money is at stake as horses and riders of all ages and levels compete throughout the week in classes such as the Grand Prix and USHJA International & National Hunter Derbys. Sponsorships help create the show ambiance and are instrumental to the success of OHDC and J Bar J Youth Services to continue to provide services through their six programs. Cascade Sotheby’s International Realty is a white-ribbon sponsor of this year’s events: Pre-Adult Equitation, Ariat® National Adult Medal and the OHJA Jr/Sr Medal. Laura is scheduled to compete in the Adult Equitation 40-49, the Ariat® Medal and the OHJA Junior/Senior Medal events.

J Bar J Youth Services offers innovative options for at-risk children, youth and families working toward self-sufficiency and personal responsibility. The program outcome is to produce healthy adults who contribute to society. Founded as a working ranch for juvenile offenders, the agency has grown and now includes eight program areas to address the growing needs of challenged youth in our community.  Stephanie Alvstad, Executive Director, J Bar J Youth Services, says, “The Oregon High Desert Classics raises money to support at-risk youth. We have found the horse show community to be very generous in their compassion for the challenges our youth have to overcome. This show has contributed more than $2.6 million towards helping kids over the past ten years. We couldn’t do what we do without you. Thank you!”

A former resident of the homeless teen shelter summed up his experience with this; “The LOFT (homeless shelter program) has helped me with many things. They helped me get back in school. They help me with my medical and dental needs. They make sure I am eating well. Most of all, the staff at the LOFT makes me feel like there is someone who cares.  Another youth who graduated from the Ranch had this to say; “J Bar J influenced me to become not only a productive member of society, but someone who I don’t mind looking at in the mirror in the morning. I learned how to take accountability for my actions and create a life for myself that I’m proud of.”

The horse show also provides a venue for youth involved in the programs to work. Boys from the Ranch interview for positions as groundskeepers and kitchen staff for the show. The money they earn is often put towards any restitution they need to pay. Girls from the Academy at Sisters serve as wait staff for multiple events under the Patrons Tent during the two weeks of the show. Community service is a strong value in all of our programs and the horse show is a perfect opportunity for the kids to help out.

Originally called the High Desert Horse Faire in 1989, this event was transferred to J Bar J Youth Services in 1992 and renamed the Michelob Classics. J Bar J owns a forty-acre cattle ranch east of Bend and operates a rehabilitation program for boys that have been in trouble with the law. The boys provided the labor needed to transform the property into a suitable show facility. To establish the grass rings, the fields were laser leveled, going down about six feet to put in rock and gravel. This provided a solid base for the grass rings. The boys continue to work the show every year, which gives them the opportunity to earn money to pay restitution. Learn more about J Bar J Youth Services.

Everyone has a different story to tell. Everybody has a different experience to share. And I love that I get to share the stories and experiences of my clients. To learn more about Laura Piccard, watch her broker film.

What makes a Cascade Sotheby’s broker remarkable? Commitment to what they do. A passion for serving people. A love of the place they call home. The brokerage believes Evoker films distinguish both the Sotheby’s global luxury brand and the remarkable talent that choose Cascade Sotheby’s to call home. The stories are compelling and engaging—and offer a truly personal look into the passion and lives of some of the company’s top talent.
“We expect these exquisite films to really position the talent Cascade Sotheby’s has recruited to the team, and set our brokerage apart as clients are seeking exceptional services and global marketing reach in a very competitive landscape,” says Michael Kosmin, chief operating officer, Cascade Sotheby’s International Realty. “After seeing the first round of film production, there’s no question these compelling and passionate creations will win the attention of clients looking to work with the best.”

Cascade Sotheby’s International Realty announces new lending partner, Academy Mortgage

Portland, Oregon (January 31, 2018) – Cascade Sotheby’s International Realty announces a new partnership with Academy Mortgage to provide lending services to brokerage clientele. Academy is Oregon’s fastest growing mortgage company according to 2017 CoreLogic Data. Academy lenders will have a presence in all Cascade Sotheby’s offices in Oregon and SW Washington to better serve homebuyers with leading mortgage options.
“Academy Mortgage’s presence in the Pacific Northwest and reputation for A+ service and products align perfectly with the Cascade Sotheby’s brand,” says Michael Kosmin, chief operation officer, Cascade Sotheby’s International Realty. “Academy is one of the top independently owned purchase lenders in the U.S.-they close home loans quickly and efficiently while making our clients feel comfortable every step of the way.  Their affiliation with Cascade Sotheby’s will be a huge asset to our clients.”
According to Academy Mortgage, unlike banks and mortgage lenders that consolidate operations and service offsite, Academy has the distinct advantage of being a direct lender, which means all loan processing, underwriting, closings, and funding are handled at local branch offices. Branch offices – and now lending representatives at Cascade Sotheby’s offices – have the tools and resources in-house to expedite these processes, resulting in a proven track record of closing loans as quickly and efficiently as possible.
“We are honored and privileged to partner with this great company and these amazing industry leaders – the partnership provides a unique synergy as both companies have experienced a tremendous amount of growth and momentum in the Oregon and SW Washington market,” says Patrick Welberg, Pacific Northwest Regional Manager of Academy Mortgage. “Cascade Sotheby’s also shares our commitment to giving back to the local communities in which we do business-we are looking forward to partnering with this excellent brokerage on community services initiatives as well.”
Cascade Sotheby’s International Realty franchise owner and CEO, Deb Tebbs, was the first on the West Coast to secure a Sotheby’s International Realty franchise to launch in Central Oregon in 2006. In 2015, she was awarded the franchise for Cascade Sotheby’s International Realty brokerages in Portland, Lake Oswego, SW Washington and the Oregon Coast. Portland is the last metro market in the nation for a Sotheby’s International Realty real estate presence.
